In a pretty village of Salleles d'Aude in the Aude region, with all local amenities, where the Robine Canal flows and close to the Canal du Midi, this fully independent mansion of approximately 300 m² is located 20 minutes from Narbonne and 30 minutes from Gruissan and the Mediterranean Sea.
It sits within a tree-lined garden and courtyard of featuring a large patio/summer kitchen overlooking a 8 x 5 metre tiled kidney-shaped swimming pool, 1.30 metres deep throughout, with 5 steps to access it. It is equipped with a fall detection alarm.
The house has a barbecue area with a plancha grill.

The property is peacefully situated, fully enclosed by walls, backing onto vineyards to the south.The courtyard at the front is lined with plane trees and accessed from the street via an automatic gate. The house is equipped with a burglar alarm, which occupants are free to use at their discretion.
Upstairs, the house offers four large bedrooms: one with a 180 cm wide bed, two others with 160 cm wide beds, and a fourth with two 90 cm wide beds, along with a large bathroom featuring a double sink, a bathtub, a shower, and a WC. All four upstairs bedrooms are air-conditioned.
