Les Lavandes is an attractive modern villa, well situated at the top of a small residential development on the edge of the pretty Minervois wine village of Cesseras, yet in walking distance of the village. The layout of the house, with two separate bedroom areas, makes it ideal for two families wishing to holiday together.
Enter the property via the drive, where you can park your car. At the end of the drive you have the pool area to your left, and the garden and front of the house to your right. Climb the steps to the covered porch which runs the length of the front, and is perfect for a siesta in the shade. The porch overlooks the mature garden, which offers plenty of shady spots for relaxing on a warm afternoon.


The terrace wraps round the side of the house, and widens into a patio just outside the sliding doors of the sitting
area. There is a built-in barbecue and outdoor dining table seating up to ten people.
On the other side of the villa is the 9 x 4,5m swimming pool surrounded by an attractive tiled area with stunning views extending across the Aude plain to the Pyrenees. Sun loungers and umbrellas are provided. The pool can be heated from May to October.


From the porch you enter the house into the spacious open-plan living/dining area ahead, with a well equipped modern kitchen to the left. A cooker, dishwasher, washing machine and two fridges are included, as are all utensils as well as small appliances such as kettle, and toaster. The dining table will seat up to ten people.
Comfortable sofas are grouped around the log burning fireplace (perfect for off season stays). The living area has air conditioning, and the house is equipped with full central heating for the winter months.

From the kitchen area a corridor gives access to the two bedrooms on this side of the house, and the bathroom with shower, WC and basin. The first bedroom overlooks the front of the house and has a king sized bed, the second bedroom overlooks the pool area and has two single beds. Both bedrooms have fitted wardrobes for plenty of storage and hanging space. At the end of the corridor is a through room, perfect for use as a changing room. From there a door gives access to a utility room with sink, where pool toys and sun lounger cusions are stored, and from where you have access to the pool area.

Behind the sitting area is the TV room, equipped with a flat screen TV (satellite reception), DVD player and CD player, as well as the internet router for broadband internet access (WiFi or Ethernet).
To one side of the TV room is the second bathroom with shower cabin, WC and wash basin. On the other side are bedrooms three and four. Bedroom three has a king size bed and is a very attractive room with a high ceiling and wooden beams. This bedroom overlooks the terrace at the side of the house. Bedroom four is on two levels with two single beds: one on the ground level and the second on a mezzanine above. This room is ideal for older children. Both bedrooms have walk in closets for storage and hanging.



More about Cesseras
Cesseras is a beautifully situated mediaeval village at the foot of the Montagne Noire, ideal for walking and for visiting the surrounding area.
One of only five villages allowed to boast the Minervois La Livinère sub-appelation, the local wine is of very good quality and offers excellent value for money - you really should try some!
A small grocery store is in walking distance of Les Lavandes. The local market town of Olonzac is a five minute drive away and has a good range of shops and facilities. The market on a Tuesday morning is one of the best in the area. The well-stocked Casino supermarket has a great selection of local produce and is open on Sunday mornings during the summer. The bakery in the centre of Olonzac produces excellent bread and croissants, and the Cafe de la Poste opposite the bakery has great coffee.
The area immediately behind the house has some very interesting countryside. There are vineyards and fruit trees on the lower slopes and wilder Garrique vegetation further up the hill. The views towards the Pyrenees are marvelous.
Around the local Minervois villages are a variety of walks and these are all shown in the booklet in the house that was produced by the local tourist office. Further afield is the dramatic scenery of the Montagne Noire and the Pyrenees.
The local area is also ideal for cycling. Below the house is the Aude plain with relatively flat terrain. A few kilometres away is the Canal de Midi with a shady cycle path along its banks. Behind the house is hilly countryside with quiet country roads and tracks. The scenery is stunning, especially towards Minerve and Gorge de Cesse.
You can hire bicycles locally and have them delivered to the house when you arrive.
The local tennis court is available for the use of guests free of charge. The court is a two minute walk from the house and although it is owned by the Commune, is rarely used.
Access
Just 40 minutes from Carcassonne and Bèziers airports and less than an hour from Perpignan airport (both served by Ryanair), Toulouse, Montpellier, Nimes and Girona are also under 2 hours away (car hire available at all airports).
Driving time from the Channel ports is around 12 hours, excluding stops, and one route takes you over the breathtaking Millau bridge.
If you prefer to let the train take the strain, it is now possible to get from London to Narbonne with just one change, thanks to Eurostar and the TGV.
