Le Clos is situated on one of the highest points in the town of Gruissan, from where you have spectacular views out to sea, the Pyrenees and to the salt pans of the Salins de l'Ile Saint-Martin, where you can watch sea salt being harvested.

Enter the drive and to your right there is parking for up to three cars, some of it under cover and shaded. Ascend the steps to the house, and you reach the spacious terrace and the swimming pool area. The terrace at the front is equipped with sun loungers and patio furniture, to make the most of outdoor living during the summer. A sun-sail can be drawn across to provide shade and a security barrier separates the terrace from the swimming pool (8 x 4mt approx.), which has a small children's pool to one side.



On the ground floor of the house is the large salon, which is separated into two areas: the side overlooking the front terrace and the pool is a sitting area, comfortably furnished with sofas and coffee table, arranged around the wood burning fireplace. A flat-screenTelevision (with satellite receiver) and DVD player are available. French doors from the sitting area open out onto the terrace at the front of the house. The dining area is furnished with a large dining table and eight chairs. From here French doors lead to the patio and garden at the back of the house. The patio at the back is more shady, making it ideal for those who wish to escape the sun on the front terrace. On the patio you will find the BBQ. From the back garden a gate leads to the heath beyond the house.

Across a corridor from the sitting room is the fully fitted kitchen (new in 2018) with induction cooker, electric oven, microwave oven as well as a dishwasher, fridge/freezer, electric coffee maker, kettled and toaster. Next to the kitchen is a large dining area, with a table which seats eight. A second fridge is available in the dining area, as is a wall-mounted flat-screen Television. On the mezzanine above the dining area there is sleeping accommodation for one person.

The stairs lead from the entrance hall to the first floor, where there are two stylish bedrooms with views of the sea: The master bedroom contains a double bed and has French doors on to a terrace, with wide views of the sea. The other bedroom is a family bedroom, containing a double bed and a single bed, with a spare single bed stored underneath. Both bedrooms have built in wardrobes. The bathroom on this has a double sink, a bathtub, a bidet and a storage cupboard, and there is a separate WC on this floor.

On the ground floor is the third bedroom with double bed, which overlooks the garden at the back of the house. This bedroom has its own en-suite bathroom with walk in shower, wash hand basin and built-in storage. Also on the ground floor is a separate WC, and a utility closet with washing machine, vacuum cleaner, iron and ironing board.

GRUISSAN AND SURROUNDING AREA
Le Clos is situated in the picturesque town of Gruissan, a thriving fishing village and seaside resort on the edge of the nature reserve of La Clape. Here everything to make your holiday enjoyable is within easy reach. About 1 km from the house are the beautiful sandy beaches, where you can swim to your hearts content or bronze in the sun. Wind-surfing, sand-yachting, go-carting, horse riding and fishing are activities which can be enjoyed nearby.

Numerous shops such as grocery store, newsagent, bakery, butcher, bars and restaurants, can all be found in town. The heart of the old town is a most interesting "circulade", formerly a fortified village, built on a concentric pattern around the ruined tower atop of the hill. Around the port and marina you find lot of restaurants, which specialise in fish cookery. The salt pans, with their mountains of sea salt glistening in the sun, are only a short drive outside the village and well worth a visit.

The "Massif de la Clape" is a dedicated nature reserve, where you can explore nature and go for wonderful walks. The hills dominate the view inland and create a natural barrier between the coastal region and the plain inland. The Clape area is also famous for it's wines, which you can taste and buy directly at the cellars of the growers. A little further away is Narbonne, with it's impressive unfinished cathedral, the old archbishop's palace and archaeological reminders of the towns history during Roman times. This vibrant town has a number of excellent markets, and is a perfect place for soaking up Mediterranean culture.
